More Than a Condo: Renting at FrogSong Cohousing
Unlike most contemporary housing, this is an opportunity to become part of an intentional community. Cohousing is a form of living that combines private residences with extensive common facilities designed to create a sense of belonging. So you’re not just renting a condominium; you’re becoming part of a place where neighbors know one another, just like in an old-fashioned neighborhood. Cohousing creates a sense of togetherness, physical security, and community while providing the privacy and stability of individual homes. As with most cohousing projects, it is designed to be a family-friendly community.
Located in downtown Cotati (about an hour’s drive from San Francisco, just north of Petaluma), FrogSong is a vibrant, multi-generational community that was built in 2003. 90% of the homes are owner-occupied and have shared ownership (through the HOA) of all common facilities.
Unlike complexes that don’t offer much in the way of functional outdoor space, the outdoor areas at FrogSong are designed to be well-used. Your household won’t be confined to a tiny yard or patio. The site is designed with people in mind, not cars. There is also a small sports field for kids (and adults!) to play in, and several gathering places (we call them “nodes”) for visiting outdoors.
Schools and the Surrounding Area
Local public school opportunities include University Elementary at La Fiesta, a magnet school that features Project Based Learning, the Expeditionary Learning program at Lawrence Jones Middle School, and the Waldorf-based Credo High School. Many other schools are available; FrogSong children past and present have many schools in the area, and the parents here can offer advice and experience with institutions from preschool to high school.
Cotati has a charming small town flavor. You can walk to supermarkets, coffee shops, retail, car and bicycle mechanics, and many restaurants.
FrogSong is walking and easy biking distance from local parks, pools, and school play areas, as well as the full-sized local employee-owned grocery store. It is also easy driving distance to regional and state parks, including many beaches on the Russian River and the coast.

Our home, #25, is a unique loft apartment with high ceilings and great storage, including a full pantry. It has 2 bedrooms, a spacious loft which can serve as a third bedroom, den or office; one and half bathrooms (including one bidet attachment), big modern closets, additional storage in both downstairs bedrooms, all in 1300 square feet. The smaller bedroom has a wonderful kids’ play loft.
This home has an open floor plan with high ceilings. A large skylight illuminates the living room, kitchen and loft. The loft windows face northeast, with views of the sunrise over Sonoma mountain. The unit has in-floor heat and a light-tube in the first floor bathroom. The building has excellent sound and heat insulation.
Our unit is located on the “B deck” which has its own special culture. We sit above the commercial space. Bike sheds are conveniently located below our units. It is close to the outdoor play area and the kid’s playroom in the common house.
The common parking lot has access to twenty Level 2 EV chargers with SAE J1772 connectors (examples: Bolt, Leaf).
In addition to your own space, your household will have the use of our 3,000 square-foot Common House. Unlike the clubhouses in most condo complexes, which often sit unused, our Common House is designed to be used all the time: as a place for kids to play—a godsend for parents on rainy days!—and for sharing common meals, concerts, and parties. The building includes a kids’ playroom, a large kitchen and dining room/dance and music hall, a small living room, free laundry facilities (with a gray water system feeding the adjacent orchard), a library/quiet meeting room, an excellent workshop, and two guest rooms that residents can reserve for visiting family and friends. Please note: All gatherings and common house activities have been modified by COVID safety measures.
RENT: $2,600 PER MONTH
Rent for the term of the lease will be $2,600 per month plus gas, water and sewer ($100/month) and electricity (paid directly to Sonoma Clean Power/PG&E). A shared high speed internet connection is also included, though we always recommend someone needing an internet connection for work obtain their own so that they have a contractual relationship with the provider (rather than depend on community volunteers who maintain our shared network). We are offering the apartment furnished.

Other shared amenities include a vegetable garden, fruit trees and climbing trees for the kids, several outdoor patio and play areas, and a large custom hot tub.

The HOA and How We’re Managed
The Home Owner’s Association (HOA) provides basic internet, laundry, HOA casualty insurance (renters will be required to carry additional insurance for their belongings and liability), and maintenance of all exterior portions of individual homes, all common buildings, and common property.
The HOA also owns and manages a block of commercial spaces along Old Redwood Highway (this unit is above one of these spaces), which serves as a source of income for the community.
All owners are on the Board of the HOA, which allows for less strife than in many condo associations. We have successfully used consensus-style decision making since our group’s inception in 1999.
